The Health District and Civic Center is Miami's second largest employment hub. 14th and 17th Avenues act as the Western border. This site neighbors three successful apartment towers. 14th Street is also the major southern East to West street of the area, and thus the property holds a significant corner. 

The composition is of two low rise towers with a podium in between. The Office is situated to the South along the busier southern Road and utilizes Sun Shading screens along each level. The Office Tower has a private rooftop deck for the penthouse unit and makes use of the large deck covering the parking podium in between as a flex space.

The ground floor contains the office and apartment lobbies as well as commercial space on the East that will offer a convenient option for the community. 

The apartment building is to the North and features efficiently designed units and a large rooftop amenity deck with pool, lounge, and gym. This project was created as an Architectural Designer with Modis Architects.
