26 Edgewater is an infill mixed-use project in Miami's fastest growing neighborhood. Edgewater has already seen explosive growth which is sure to continue from it's all T6 Zoning, central location between Downtown, Midtown, Design District and Wynwood, and the fantastic views.
The ground floor is comprised of 9,127 SF of commercial space to serve the local community, the condo lobby, back of the house, and parking entry. The second, third and Fourth floors contain parking. The parking garage has glazing that matches the windows above as well as large perforated metal panels that are punctured in a way to show the designs of the indigenous philodendron plant. The parking decks in this building can be retrofit in the future to accommodate additional habitable space. The 89 units are above and range from 560 to 990 SF, which were among the smallest units on the market at the time of design to allow a lower barrier of entry to be able to live in this fantastic neighborhood. Many of the units along the fifth floor have large lanai decks. Many of the two-bedroom units also have deep balconies to allow for outdoor furniture to enjoy the beautiful weather.
The rooftop has a large gym, lounge, pool, and covered areas from which to enjoy the beautiful Biscayne Bay and city views. This project was created as an Architectural Designer with Modis Architects.
